I would say based on recent sales that 450k is the right price. For Cranbury that is a very good price for a home not needing construction work. |

As a neutral third party in this wager I suggest you define what counts as a sale. I would suggest under contract as opposed to close since a close could taj 60 days which would mean it has to sell almost immediately. |

Way over priced. They are asking $296.50 per heated square foot. The current rate per heated square foot in this town is between $225.89 to $251. If anyone questions that, simply go to the tax assessors office and look at the closing prices of the last 20 homes sold in our little town and break each one down by the square foot. The information is there for anyone to see. The closing price is key because the banks are approving loans only for the true value of the properties. The problem in this town (and others) is that the realtors are telling the homeowners they can get these inflated prices just to lock the sellers into a six month contract. I'll bet money that the sellers will have to lower their price before they get an offer, or they will end up accepting a much lower price than what they are asking and then pay the 6% commission on top. Just take a look at 20 Ryan Rd, a true 4 bedroom, 2.5 bath home on a cul-de-sac with about 600 more heated square feet with a basement and that closed for $410,000. That's substantially lower than what was being asked, and the market has gone even lower since then. The house on 3 Ryan Rd. is only a 3 bedroom, 1.5 bath home on a slab with vehicular traffic coming from both directions. I wish the sellers luck, but they should really take what their realtor tells them with a grain of salt! |
