I don't know guys - I actually think this house is worth the price that is listed now. Look what houses are selling for in Princeton. We have a fantastic school system, close to mass transit systems, train, bus, turnpike.
This is an estate home with a nice private backyard. Prime property in Cranbury. If you think this should sell for the mid 750's - keep dreaming - that is a steal. |

I like this house! Unfortunately, it's out of my range. I'll buy it if the price drops to $750K. |

I discovered Cranbury (a "hidden gem") when I was looking to buy my first home. The year was 2001. Then, I had a toddler and a new born baby. I was looking for a town with good schools. I could not believe that I could buy a 4-bedroom, 1-acre home with a huge in-ground Sylvan pool for about $520K in a town that offers a Princeton high school education! I told my friends about it, and they did not believe that Cranbury kids attend Princeton high school. They asked me to double-check with the town before I signed the contract! |

I don't understand the logic of your statement. You compare it generally to homes in Princeton (a different market) and talk about the schools as justifying the price. But why would you do that but ignore the specific comps of the homes that have sold in the exact same neighborhood as this one and are even the same floor plans built at the same time by the same builder? They are all near Princeton too and have the same schools but they also have substantially more in common with this home than any generic home in Princeton, etc.
What is wrong with letting the facts speak for themselves? Of all the neighborhoods in Cranbury, none has more direct comps than Shadow Oaks. And homes there have been selling in the $700's, low $700's lately.
As to the other poster who correctly points out that "all it takes in the right buyer," well, yeah, that's true of course. But you do have to look at the odds. Even the houses listing in the mid-$700's in this neighborhood sat for a while. So you have to play the odds that in a declining, buyers market where prices are on average 10 percent down and are forecast, specific to this area, to continue to decline at least for the next year to two another 10-15% further, that holding out for a buyer who loves this particular house enough to pay $100,000 over its neighborhood comps are long. But of course it is the right of the seller to hold out for whatever they want as long as they are okay with the possibility of it not selling... |

Does anyone know if this is still active? Seems like the owner isn't very motivated as asking hasn't been adjusted for large drops the market has seen. |

If you are interest in this one, schedule a visit and make an offer if you like what you see. The owner might accept your offer. |
