Seems like your theories start to break down in situations where there is such a short list of comparable inventory.
Your comments remind me of an agent I interviewed. Had I listened to her, I would have listed my house for 20 percent less than I sold it for. |
Not a theory. Backed by substantial data, economists and market history.
There is always a comp. I can't think of a single house in Cranbury that can't be comped. I live in a tiny neighborhood with no says in 3 years and I could still approximately comp it. But even if there was such a house, you can still go work down from the assessent value.
