Seems to me they bought the building with the assumption that they would be able to do whatever they wanted - including adding 50+ seats. The agenda for the next meeting hasn't been published yet, but if this is scheduled for review I encourage everyone to attend and voice their concerns. I don't know how Main Street can support the additional parking needs for something of this size. Maybe we could offer valet parking in our driveways and make a few bucks!

Isn't there plenty of parking in the evenings at the Library parking lot and also at the public slots at Sweetwater?

I don't think you can consider library spots in the school for parking. Kids are there during lunch hour going to the courts and fields. Business parking would increase in week traffic flow creating a safety concern. It is also specific parking.

The questions as I see it:

- the building does not have it's own lot. Where do these additional cars park?

- they will take up spots on Main St. So it will impact current businesses as they'll be losing spots. This reduces customers and profit.

- the businesses on Main St will not be there forever. There is turnover. If parking is an issue then attracting new retail will be a concern devaluing the other properties.

- unlike the blue rooster which was mainly breakfast and lunch (limited dinner), this is lunch and dinner. Thus, the patrons will be competing for space with residents quite often.

- molto bene is wonderful, but if they sell at some point then the increased seating stays. This means parking will always be an issue.

If you look at other restaurants they all have lot parking available that they own or rent.

Teddy's owns part of the lot behind his place. Is it fair that overflow from Molto Bene would naturally park there making it harder on Teddy's customers?

The PB with their experts did a solid review for the Blue Rooster and parking. Many dollars were spent. I don't see how that review can now be questioned. Plus, during that approval PNC was still allowing retail parking in their lot.

It's not easy and I hope Molto Bene can make their current seating work. They are a much missed restaurant.

I don't see 100 people heading to Molto Bene for lunch so can't imagine parking is really going to be a huge deal. If they get a nice crowd for dinner (I hope they do) park at the school or a side street and.....drum roll please........walk a block or two. Or keep doing what most people do best on this board and keep complaining. I have been in town close to 10 years and rarely have an issue with parking.

I agree with you on parking. We don't have a parking problem in this town.

That said, there is a process every municipality has for people or businesses getting approval to do things beyond what has been zoned or approved by a planning board. If it's true that the location was previously approved for only 50 people, the new restaurant should have to seek approval if it intends to serve more than that.

I thought it might be useful to explain the purpose of the DRC and what they do.

The DRC (Development Review Committee) meets with applicants prior to their going before the zoning board or planning board. The meeting is discretionary for the applicant, but useful as the DRC can answer questions and help the applicant determine if they have the necessary material to go before the board. It is purely advisory and informational.

After meeting with the DRC an applicant will schedule a time to go before the Planning or Zoning Board and notice of that meeting will be placed on the formal PB or ZB agenda. That agenda is then emailed to those who sign up for the Town email list, is posted in the paper and available on the Town's website.

Certainly, the public is welcome to attend the DRC meetings. However, any comments in favor or opposition of an application need to be made at the formal hearing in order for the comment to be considered in the approval process.

Any information regarding Molto Bene's meeting with the DRC? It sounds as though they are moving right along with their renovations and plan to open soon. Does that mean they received approval for the additional seating?

The DRC cannot approve anything so Molto Bene still needs to go before the planning board or zoning board.

Can you imagine if Molto Bene could cater the Meeting? They'd breeze through with absolutely zero concerns. The Main Street crowd would probably end up demanding that they develop even more seating!
