This seems like seller denial as usual... When will people actually start paying attention to the comps before they waste everyone's time putting their house (not really) on the market?
This house better be a cover story for Better Homes & Gardens on the inside or its not even in the ballpark. There are houses on main with over an acre in gorgeous condition that are substantially larger than this one that sold for less than this at the peak of the market in late 2005. It is a matter of satsitical fact based on subsequent comps that Cranbury is down at least 10% since then, perhaps more (it really varies based on the neighborhood and condition of the home). So why does someone expect to get MORE than a bigger house on a bigger lot on the same street?
And no excuses about looking at the other houses currently for sale. Only someone truly dumb would think this has anything to do with what a home is worth. The measure is actual sales, not other examples of delusional sellers. If they are smart enough to save for and buy a home, they should know better... |

I've never been inside, but I've always admired this house. It is one of the best looking houses on Main St.
(Above poster - yes, there is remnants of white paint over the brick. I think it adds a very nice look to the house) |

I have never been in, but always wanted to go inside. I love the front door on the home. |

I have always loved this house. It is hard to compare this to other houses on main street. How many others are located on the lake? |

That said, even most of the houses that truly are right on the lake (on Evans) have sold for less than this. In fact, I don't think any house on the lake has sold this high. A couple might if they sold now, but those are the ones that were gutted or leveled and totally re-done as newer houses. |

Personally, I don't like paint over brick. Why put artificial stuff over the beauty of nature? |

I like the look. The paint is aged and adds character. I'd prefer the aged paint look or painted brick. Especially with the way this house is designed. |

But would you pay over $900,000 for it?
I thinkit looks nice too, but it is substantially over-priced. |
