The exact footprint was established years ago when they got approval of the plans. That's typically how these commercial strips work, not build-to-suit. It's possible for the developer can go back and request approval of changes later when they have a specific tenant but I wouldn't assume them pouring foundations means they have their tenants. I'm pretty sure there are performance bonds and other financial incentives that will require them to complete the commercial space whether they have tenants or not. Normally commercial buildings can go up much faster than housing so I wouldn't be surprised by a summer projection. But in this case there's affordable housing apartments over the businesses so I seriously doubt they will be ready by summer if they aren't even framing yet.

From a landlord perspective. The sq footage is already set in the builder’s application for this property. You can go into town hall and see what each space has available. The interior is simply building permits. If the landlord announces a tenant and they pull out then it looks bad— why did they pull out, what happened, etc.... If the business announces in a big way then they lose the energy and excitement while people wait 6 months or more. In this case likely 10 months based on the post above.
So when just footings there isn’t really any benefit to announcing so early.
Who is the landlord for the Gateway retail space?

I've heard from many people that P.J.'s Pancake House may be opening a location in the Gateway retail space on Old Trenton Road. is there any further word about other shops planning to set up business there?
