If it truly sold back in January, the records would be reflecting it. Are you sure it was sold and not taken off the market?

No idea. It was on the market less than a week and the rumor was it sold...

Is there any record of what this actually sold for yet?

There was the poster here a couple weeks ago looking at Shady Brook. These would be in the same range and nothing is on the market at Shady Brook.

Indeed, that was fast. Does anyone know the price?

I guess people are still looking for high-end houses in a nice township with an excellent school.

There are various sites online with this info. It is a matter of public record. The only problem is it sometimes takes months to show up online. But the reassessments already have. Try, for example, pshark.com.

You would be surprised at all the info. It shows the full names of the owners, the date of purchase, usually the price of purchase or refinancing, etc.

Wow! pshark.com rocks! Thanks for sharing the info.

How did you find the tax reassessment number? Is there an online database with all the reassessment numbers or are they avail. to the public somewhere? Thanks.

The assessed value of a property is a public info that you can get from the township (this you probably already know). How to get the info on-line is a bit tricky. The following method may work:

1. Find the 2007 property tax amount (T) of a house from your broker
2. The assessed value of the house is about 68.03 x T.

Example:

This house has a 2007 property tax of $18,010.
(I got this info from this link: http://cranbury.info/show_house.php)

The assessed value is about 68.03 x $18,010, which is about $1,225,220.

It looks like they bought it in Feburary 2005 for $1,022,997 and it was appriased for the tax reassessment in October 2006 at $1,225,200. The 2/2005 price was probably negotiated a year before in 2004 before it was built.

It will be interesting to see how it does. Generally it would be surprising for it to do better than the market-peak assessment.
