Would be fun to see a bunch of Cranbury and other nearby town's residents attending all the Monroe meetings, screaming at them for clogging all our roads because of their out of control housing development which is impacting our lives.
Their poorly run town is hurting all of us. Of course they're going to try and blame anyone but themselves for their self inflicted wounds and poor choices.

The town did a study as part of the third round because housing was based in part on jobs. The town was supposed to have an outrageous number of homes. However, it was found that due to automation the warehouses have very few employees. The cars are from all the homes being built around us. In the early 1980’s Monroe had 10k residents and that was after Clearbrook and rossmoor. They now have 50k residents.

A lot of employees do not drive to the warehouses. A good number of workers are employed by the temp agencies and are bused or take vans in.

If this is true , Where do these “thousands” of employees park ?
Are the distribution centers hiding vehicles somewhere ? Take a ride by the area and look before you make outrageous allegations.

Over the last 5 years all of the area is expanding. At rush hour look how many cars are lined up to turn there. Look at morning rush hour on station rd in town. There are cars lined up back to 130. Percentage wise there are many more cars on the road than trucks.

The PB, Zoning Officer, attorney and Planner all felt Penske was in line with the zone and law. The town could not stop Penske. The EC is not a land use body. Those are PB and ZB.
Rt 130 needs a regional solution. The traffic is worse because of cars. It is worse because of us and it is worse because Monroe, East windsor and S Brunswick have all added warehouses and homes. This is not a Cranbury issue and if Cranbury did not develop the traffic would be here. It will get worse as Monroe has something like 2,000 more homes planned and s Brunswick has to add 1,500 affordable homes plus residential is coming.
Rt 130 is worse due to cars? As of ten minutes ago traffic was backed up on Rt 130 south from Half Acre to Station road. Very few cars in the left lane attempting turn onto Station road. Meanwhile Voltswagon and Home Depot have been on Station Road around 15 years and Jamesway well before that. However soon as Amazon and Wayfair arrive the traffic problems do as well.

Increased truck traffic will hurt the businesses in town even more. What is the solution to all the increasing truck traffic on route 130?
About plans.....The EC was never in favor of Penske. That was not in the plan 30 years ago, yet the PB and Zoning officer rammed it through. Yes, there is no requirement to do a great job communicating, but we are a small town and there was no need to do this in the dark.

Again. You cannot change one piece of land. It is illegal. It is called spot zoning. Look at Avalon in Princeton. A developer can come in and sue and the TC and town has very little recourse.
The town has zoned this area for 30 years as warehouse. Monroe knee this and changed their zoning to residential. The town of cranbury suffered from massive traffic. Again though it is illegal. You cannot zone one piece of land and the PB reaffirmed it in the new Masterplan.

I am amazed that people throw out comments without doing any homework. We have had a master plan for over 30 years that has gone through some minor adjustments, but the majority of it remains in place. It was a long and arduous task to put this plan together. It was not easy or painless. Fiscally it was a good move as we’ve seen over the past 10 years, and even more so this year. It’s not a simple matter of scrapping the plan and building 400 houses in lieu of warehouses. The impact would be enormous and not just fiscally. Yes, we would jeopardize our relationship with Princeton as a faction there already wants us out, and a significant increase in student population would feed their cause.
I wish people would stop the attacks on our TC committee members. In Taylor’s defense, he did not look to rebuild a 100 plus year old shed. It was destroyed in a storm when his neighbor’s trees fell on it. He’s building one of the same size just 2 story instead of a long one, and just like everyone else, he had to obtain approval from HPAC. If you don’t like it, don’t look over his fence.
I too am amazed that people throw out comments without doing any homework. The 14 acre plot of land owned by Summit Associates located in Cranbury Station is slated for warehouse development. This is a plot of land that is sandwiched between two separate wetland areas and two residential areas that are zoned Village/Hamlet in Cranbury and Planned Residential in Monroe.
1) Changing the zoning of this plot will make it consistent with the zoning of the surrounding area, not vice versa.
2) If the zoning were changed to Residential-Low Density 3 (RLD-3), as previously suggested and recommended, the minimum lot requirement would be 4 acres. We're talking about an addition of 3 houses, not 400.
The fiscal impact would not be enormous, nor would the relationship with Princeton be jeopardized.
What will impact us as a community is allowing more warehouses to be built without any type of relief (Liberty way).
The fear mongering by the TC on this topic is disgusting and begs the question if there isn't an ulterior motive.

The PB adopts the Masterplan. Not the Mayor or the TC. The Masterplan is developed by the PB, ZB and TC members in equal parts. But the PB has final say. The warehouses bring in revenue and has been the focus for 30 years which is why our taxes are so low, the school so good and farmland is preserved. With so little land left you cannot legally change. There are state laws involved too. If a property owner has one lot of 50 acres then if zoned for a warehouse the owner has a right to a certain size. The town can’t say in 50 acres you can only build on 5%. Route 130 is not just Cranbury either. If the town developed nothing 130 would be a mess. East Windsor, S Brunswick, even monroe have massive warehouse complexes that use 130. Monroe has been building and they want to push their trucks to Cranbury and 139 away from applegarth. Their trucks have found applegarth to be easy access to their warehouses and it messed up their plans. So they want their trucks into cranbury and then up Cranbury rds or up 33 in Hightstown to Monroe warehouses.

I attacked no one on TC! I made no mention about a shed, or spot zoning. Master plans come up for review for a reason, to make sure previous plans are still viable after 10 years. We have traffic lights and now lighted crosswalks because much has changed in 10 years.
As it was mentioned many children could be added to Princeton High school in 10 years. So you can foresee that change and the detriment, but can't do the same for truck traffic on 130. Houses or warehouses have more than one option in their respective categories. Scale and size also come into question. I think great things have been done by TC members, but that doesn't mean everything done goes without question.
