The town was supposed to have an outrageous number of homes. However, it was found that due to automation the warehouses have very few employees. The cars are from all the homes being built around us. In the early 1980’s Monroe had 10k residents and that was after Clearbrook and rossmoor. At rush hour look how many cars are lined up to turn there. Look at morning rush hour on station rd in town. There are cars lined up back to 130. As of ten minutes ago traffic was backed up on Rt 130 south from Half Acre to Station road. Very few cars in the left lane attempting turn onto Station road. Meanwhile Voltswagon and Home Depot have been on Station Road around 15 years and Jamesway well before that. It is called spot zoning. Look at Avalon in Princeton. A developer can come in and sue and the TC and town has very little recourse. <br /> <br />The town has zoned this area for 30 years as warehouse. Monroe knee this and changed their zoning to residential. The town of cranbury suffered from massive traffic. Again though it is illegal. The 14 acre plot of land owned by Summit Associates located in Cranbury Station is slated for warehouse development. This is a plot of land that is sandwiched between two separate wetland areas and two residential areas that are zoned Village/Hamlet in Cranbury and Planned Residential in Monroe. <br /> <br />1) Changing the zoning of this plot will make it consistent with the zoning of the surrounding area, not vice versa. <br /> <br />2) If the zoning were changed to Residential-Low Density 3 (RLD-3), as previously suggested and recommended, the minimum lot requirement would be 4 acres. The Masterplan is developed by the PB, ZB and TC members in equal parts. But the PB has final say. The warehouses bring in revenue and has been the focus for 30 years which is why our taxes are so low, the school so good and farmland is preserved. With so little land left you cannot legally change. There are state laws involved too. If a property owner has one lot of 50 acres then if zoned for a warehouse the owner has a right to a certain size. The town can’t say in 50 acres you can only build on 5%. Route 130 is not just Cranbury either. If the town developed nothing 130 would be a mess. East Windsor, S Brunswick, even monroe have massive warehouse complexes that use 130. Monroe has been building and they want to push their trucks to Cranbury and 139 away from applegarth. Their trucks have found applegarth to be easy access to their warehouses and it messed up their plans. Master plans come up for review for a reason, to make sure previous plans are still viable after 10 years. We have traffic lights and now lighted crosswalks because much has changed in 10 years. <br />As it was mentioned many children could be added to Princeton High school in 10 years. So you can foresee that change and the detriment, but can't do the same for truck traffic on 130. Houses or warehouses have more than one option in their respective categories.
