There are few houses on the market at the moment---most of the houses you see around town are all under contract, including the $449,000 listed house on South Main.
Yes, more homes will be available in the early spring...that goes along with families wanting to be settled in before school starts in September.

No home is perfect. Usually the best thing to do is get a sense of the cost to either repair or improve what's available and assess that total cost against what your price is. Right now on a quick look just now I found 5 homes on the market in biking range to the school and with sidewalks the whole way that are between $449-719K (and in this market it's not impossible for you to end up around $650K for a house listed at $719K). I've seen inside a couple of these, including the $449 house and it's in decent shape with no huge red flags that I know of, certainly not for someone who doesn't need to close quickly. And you would have up to $200K to fix or upgrade in that case, or more when you finish negotiating the final sale price. I use that one only as an example.
Certainly different things will come up in the spring, but not necessarily better and definitely not without some "issue" or another. I spent several years looking for homes in Cranbury before finally buying. Ultimately its about trade-offs, one way or another.

I guess my ideal house would be close enough that kids could ride bikes to school, and be under $650K and in good shape.
Right now I think 2 houses are in the right price, but each seems to have some issues (based on what we observed when we walked around and on sellers disclosures and previous home inspections).
I guess we can wait till early spring...

What's wrong with those already on the market? Far more than usual for this time of year and it would probably be possible to get the sale close date contingent on your desired move time. Given the diversity of what's on the market now it's unclear what you are looking for that isn't represented with existing inventory.
That said, yes historically more listings come on the market in late Spring and early Summer.

When will some new houses come on the market? We have been looking for a house in Cranbury for a few months, are hoping something else comes on before too long... we'd like to move in June. Any guesses on when new houses will be listed? Do people wait until spring? Or are folks waiting for the economy to improve (which might be a long, long wait)?
