I also got this postcard in the mail and I went to the open house, and its amazing how much someone could change the inside of a house.
I don't know if it is still on the market or if there will be any more open houses, but I recommend checking it out.
By the way I live in Shadow Oaks and im not the realtor...just incase anyone was wondering!

That said, some of these house prices are in denial.
The reality is the middle ground. Cranbury still has limited inventory and built-in demand. But the houses priced like its 2005 are sitting. Those pricec realistically are going reasonably fast.
"Guest" is most of the posters here... But in this case as the "guest" in question, nope.
Just a local who pays attention to the market. The LOCAL facts on sales is available on numerous sites online. Judge for yourself. Some people on both sides clearly haven't. There are still (very) unrealistic sellers in denial. But there are always trolls around trying to overstate things too...

From Mr. Mayor's letter "Cranbury Township faces a planning crisis of potentially devastating proportions. " The township is going to build 429 Affordable Housing. Is it true? Isn't the town totally different within couple of years? Then how much the house will worth after couple of years?

Almost certainly not true. You are quoting a statement designed to get attention as the Township fights the current "proposal" from the State agency. You could look up similar crisis a few times over the last few decades but they didn't come true. It is important to township take it seriously and not be passive, but don't mistake that for the belief it will happen. For one, the proposal basis its quota on the idea that the local warehouses are employing 25-times the number of people they actually are. Its right there for anyone to read. Yet as a point of fact a census of the warehouses would reveal that the Township has actually already more than met its quote even for the next round based on the math and justification of the proposal using the real data. Its just politics. The agency overstated with the intent of using it as a way to compromise for much less. Besides, even in that worst case, the Township could spend the next 20 years fighting it in court if they had to. My pre-schooler will be out of high school before this would be a reality.
So if you want to short sell Cranbury, I'll gladly take your money...

That was the closing date so it actually went under contract over a year ago, and I'm pretty sure that was a bigger model...

I received a postcard about the house yesterday. You can tell the owners are not eager to sell by asking this kind of price in this kind of environment. But you never know. I heard a $1.5M house is under contract in less than one month on the market.
For whatever reason the neighborhoods with newish, over $1M homes seem to still be rarified and in demand in Cranbury. Both the recent ones on Liedke Drive and Shady Brook sold quickly, while little else has. It has always been the case, even in the up market, that the marketplace for over $1M homes is different than under $1M ones. Still, it is curious that it has held up. I mostly attribute it to the fact that there have only been a few for sale in the last year and there clearly is a backlog of upper-middle class people wanting to move into Cranbury who aren't satisfied with the less expensive homes.

NO, they are NOT similar size. 1 Stites Dr. is the largest model in the development with 4900 sq.ft and entertainment rooms. This one has only about 3500 sq.ft. You should stop by and take look 1 Stites Dr. which is phenomenal. You can not compare these 2 houses.

Same model was sold in 2005 when the market was hot. It becomes history record. Now it is year 2008 along with high inflation and economic recession. This house is definitely over priced. Just found out that last October another one was sold at $775k with nice condition.
