This is a nice home in a great location but the price seems very aggressive. Another nice home just sold that was also facing the water on Evans and it was only asking $750,000. I’m not sure there’s any previous comps on Evans that support this price and we’re hardly near the peek of the market. That said, you can never tell with the water side of Evans. There is always a built-in base of people specifically waiting and looking to buy there so they may get lucky.

I seriously doubt it will sell anywhere near the current asking price. But who knows...

Or did the first one sell because it was $500K cheaper so it looked like the better deal as both homes look fantastic.

I agree the first one was priced as a deal and I heard it went over asking. But that doesn't mean this one is priced realistically. There has never been a sale in this price range on this street and pricing records are rarely if ever set in down markets off 20% from the peek.

Maybe, back then you could get that much by selling it to some stockbroker or some other kind of crook.

I believe the sellers put a lot of money into substantially upgrading the house and grounds over the years. It is a common psychological mistake that they presume others will value the upgrades the same as they do and assign it a market value accordingly. I am willing to bet this denial has been enabled by an appraiser who magically agrees with their self-assessment and probably by their realtor who wanted the listing. I'm sure they look at their house and say its better than anything else on the street so they are justified in assuming they will get the premium and those who may have offered less are trying to "steal" the home. Given the lake-front status of this location, I wouldn't be surprised if they have received multiple offers. And if so I am willing to bet they have all been within the same range, yet the sellers don't see this independent data (multiple offers) as a reflection of fair market value but as a coincidence of different people all under-offering in the same range.

If they don’t “need” to sell, which is likely the case if they haven’t lowered the price by now, one of two things will happen, ranked most to least likely. 1-They eventually take it off the market, disgusted that they didn’t get a “fair” offer, determined to wait out a better market. 2-They will get lucky and some buyer who is not price sensitive and really wants the lakefront house will buy it. Ironically, the latter kind of buyer who can afford to pay 30% over current market value is also likely to immediately do extensive work on the house, thus not actually valuing all the upgrades the current owners think make it special. They would just be after the location and structure. I wouldn’t bet on the latter. But, hey, it’s their house and they can do what they want with it. More power to them. I just don’t consider houses like this really on the market, because they aren’t in anything but a token MLS listing.

I'm all for going green, but the eye sore of a house next door that is completely covered with solar panels on its front side roof can't be helping this house’s appeal either. It really undermines the quaint, picturesque Colonial vibe that this house is going for.
