South Main at Old Trenton

There is a huge stretch of RT130 about 2blocks away from the florist that would be even better for business to locate in Cranbury, it just makes more business sense to have a new store open where the maximum traffic will see them and use them more then in town. I think some of the folks in Cranbury who want everything in town are either lazy or just bad business people. The best convienience store location would be on RT130 for any sane business owner to open up in Cranbury, so that they can possibly survive because Cranbury alone would not be enough revenue to afford the mortgage and tax. RT130 is only a few blocks away from the center of town, and there's plenty of parking btw (giggle giggle) As many will agree on this board there is absolutely no parking at all even in that part of main st for a business to thrive. Go where the traffic and parking are, its all on RT130 for business. Its wasted opportunity to keep retail away from that part of 130 near the village, and Retail appreciates in value, while warehouses keep depreciating, another good reason to promote retailing on RT130. Why are we not promoting that highway for more retailing instead of warehouses??

Many of the old timers are gone. Just look at the older streets, Main, Evans, Wynnewood and the Estates. The majority have turned over in the last 15-20 years.

This is not true at the moment, at least the way the businesses on Route 130 are situated in Cranbury. I have lived here for years and pretty much never visit 130 businesses in Cranbury and am always amazed when I hear some of the stuff that's actually there. Whereas in East Windsor at 130 and Princeton-Hightstown there are lots of signs and stores easy to see from the street, most of the businesses on 130 in Cranbury are either in isolated little pockets that don't attract my attention or are not clear from the main road.

That corner of Main St & OTR is actually a pretty busy intersection. Some shops with retail and maybe offices and/or apartments located where the greenhouse used to be is a good idea. So long as it looks like a continuation of Main St with a nice, "old-timey" look to it, and not a boring, shoebox strip mall.

When a convenience store was proposed for exactly that stretch of 130 the townspeople rose up with their pitchforks and torches and shot it down. Don't blame the committees and boards. Also don't blame the old timers, it was families with young children who claimed putting a White hen on the corner of 130 and Cranbury Station road would encourage Cranbury youth to cross 130 to their certain deaths.

We have only to blame ourselves. Some delude themselves by saying they are only trying to preserve the village, yet gas stations and convenience stores on 130 get vetoed again and again. Please before anyone complains about the township take a long look in the mirror.

Well why do we even want more businesses in town? It only means more people and traffic, and you can be sure you won't get a parking space on Main St. A deli would really be nice, but again there won't be enough support in town to keep it alive, just like our other deli's, hardware store, pharmacy, sandwich shops, coffee shop, gift shop, clothing stores, etc. Not much has changed...

Not many retailers on RT130 Cranbury yet but we have done a poor job compared to East Windsor building out the highway for retailers. But I bet you do visit ShopRite on RT130 in E. Windsor weekly, and what about the liquor store next door, or the bagel store next to that, and the pet shop a few stores down from there? They are all doing well and busy because of the traffic on RT130 and pull of the supermarket. Same goes for CVS, Burlington, the new pizza place where Panera Bread stood, the farmers market, the Thai and Subway, Chinese and Italian restaurant and yes even another convenience store also on corner of 130 and Hightstown rd. I bet you spend most of your time and money in E. Windsor and they get the tax revenue. That's because E Windsor has done a great job building out its retail on RT130.

Now as you proposed that if a convenience store is built in Cranbury village you'll only get a few visitors from Cranbury itself, but if you put that same place on RT 130 you now have more commuters from all over spending money in Cranbury. That makes a lot of business sense to turn what is left of RT130 in Cranbury to usable retail spaces. And yes, I once ran a retail shop so have some knowledge of what would make a better retail location.

The problem with developing 130 for retail is it is hard to prevent invasive lighting, noise and traffic for existing residents. Some argue these residents are NIMBYs, but the reality is you can't expect people to forsee and accept every possible change. As a middle ground, I'd suggest allowing retail along route 130 with a 200 foot minimun set back and with berm requirements (like VW/Audi).

Also, Cranbury-South River Road is perfect for retail and a convenience store. No Cranbury residents would be impacted and we would still get the tax revenue.

The bagel shop went out of business as have a number of their stores.

However, you are right that the town needs to develop a plan for retail on 130.
