No, he doesn't. Not sure what you are smoking or your the same guy I guess.
Math guy said 100% of sales would be within a narrow cost-per-foot range. We've already proven a bunch of sales that were outside that range, some by a lot. Frankly it would be great if math guy were right because his cost-per-foot range is actually higher than some neighborhoods could get in the current market.
The average he listed was always understood to be within range for a majority of homes in the Township and you didn't need to be a math guy to know that -- the info was free to anyone on the Internet. Where math guy goes off the reservation is saying its always true without exception -- or except when people sell it despite the market value (ignoring sometimes it didn't sell for over a year at the supposed market value). He kept insisting there were no exceptions to the narrow range and he's no more correct now than he was then. |

$370,000 or $156 psf. Far below "math guy's" rule for what every home in Cranbury is supposed to sell for per foot. |
