Warehouse and hotels add revenue and decreases the property taxes. No commercial rateables and residential pays more. |

First, the Township doesn't have the legal right to prevent property owners from developing sites consistent with the zoning nor can they zone for the purpose of preventing development. It can deny things that are not consistent with the zoning, and even that can't be unreasonably withheld. Townships are sued and lose all the time even denying waivers, spending taxpayer money defending the suits.
Second, as the previous poster noted the commercial development adds to the property tax base. You can't complain about taxes going up despite a smaller budget, which is related to the residential portion of the tax base increasing relative to commercial ratable portion, and complain about new development at the same time.
And I hate to tell you but there is a lot more truck traffic that will be generated by still undeveloped properties in Cranbury as-of-right. What has held it back is mostly the soft economy. Be prepared for thousands of more trucks on Route 130 and South River Road. There is nothing Cranbury can legally do to prevent it. The only thing that would help would be the Liberty Way extension. But that would cost millions and may not be viable environmentally. |

To add to the previous poster, even if Cranbury said no more development and could make it work traffic would increase. South Brunswick, Robbinsville, East Windsor, etc... Are all growing and looking to add commercial property. That will increase traffic. |
