I hear rumor there is another public meeting tonight on this important issue. Is this true. When and where?

What you are likely referring to is that there is a discussion item on tonight's Planning Board agenda to provide an update on the redevelopment project. While this is clearly a "public meeting", as all Planning Board meetings are, this is not specifically a public meeting on the redevelopment although a discussion of the redevelopment will be held. There is no presentation by the developers scheduled for tonight's meeting nor is the subcommitttee making a formal presentation.

As background, early in this process there was formed a subcommittee composed of Glenn Johnson and myself from the Township Committee, (the two of us also serve on the Planning Board), joined by Allan Khert, Chairman of the Planning Board and supported by Richard Preiss , our Township planner. This committee has been working on the process. We will discuss tonight our efforts to date, including meetings with an ad hoc subcommittee with representatives of the school board.

Everyone is welcome to attend this meeting. You can find the agenda for the meeting on the Cranbury Township website. Meeting will be held in Town Hall starting at 7:30. If you can't attend, I will post a general summary of the discussion here tomorrow. Thank you for your interest in this project.

"No presentation by the developers"? All of a sudden we have developers? And "early in the process there was formed a subcommittee?" Why is this extremely impactful development being decided by a few sub- committee members and a big money developer who will tell us what to do. This is moving way too fast.

No subcommitee is deciding anything nor do they have the power to do so. Neither is the developer dictating terms or conditions.

The way this came about was that in 2014 a developer reached a tentative agreement with the three landowners to buy and develop the property in question. They then approached the town asking if we would be agreeable to working under a redevelopment process. We're now in August and have no plan yet developed because we're taking the time to ensure any development works for the community.

A few other comments:

By designating the area in need of redevelopment we do not avoid Municipal Land Use Law or additional layers of oversight provided by a land use board such as Planning or Zoning-- in other words the developer is not dictating the development. In fact oversight is increased because the redevelopment plan will have to be approved by both the Planning Board and the Township Committee. In addition, because it is a redevelopment plan and not a zoning variance process the township has greater lattitude to work with the developer on the sites layout and look.

The process began by forming a subcommittee of Township Committee and Planning Board members to review the site, engineering reports, and planning reports then work on a suitable plan that would all be reviewed by both the Township Committee and the Planning Board. This enables us to have a smoother process.

The subcommittee’s redevelopment plan proposal when ready will then go before the Planning Board for review, a hearing and a recommendation for approval to the Township Committee. This has not yet occurred and will be a public meeting before both bodies when it does with public comment.

When the builder is ready to develop the site they will submit an application and site plan to the planning board. The review will follow the normal approval process. The Planning Board members will do their normal review and ask questions. Members of the township can attend and also raise questions.

All of the actions taken on the approval of both the redevelopment plan and the site plan are conducted in public. Again, at this point there is no agreement on the number of homes that can be built nor have site plan details been agreed upon.

Lastly, it is important to note that we are actively engaging the Board of Education to ensure there are no concerns for our school system. In talks that have occurred to date with the Board of Education, we are comfortable that this development will not pose a risk to our relationship with Princeton High School. Three of the Township Committee members including myself have young children or a Grandchild in our schools and thus involving the Board of Education and protecting the Princeton relationship is of paramount concern.

The developer is High Poont. They were at the meeting which was held for residents a month or so ago.
