So what would you "technically define as a conflict?" Didn't the PB Chair also design the plans for the new library? Want to bet who will get the contract? He can recuse himself all he wants, his company will get the work. Other members of township boards have been removed before their term was up for having far less of a conflict of interest than this. Yes some people are more equal than others.

I'm pretty sure the library is not being designed by the firm that the PB and Zoning Board chairs are involved with. My memory is that firm did some work very early, with a totally different design.

Can you list any of the other cases you mention of 4-year appointed members of the Planning or Zoning Boards who were forcibly removed from their appointments for lesser conflicts? That's a very specific claim. Since you seem to know of multiple examples where this happened, please detail the legal process for doing so.

What the above post wrote is correct however what was missing was the planning board chair is the boss to the chair of the zoning board. There may not be a law against it BUT for the good of the town this should not be allowed. Even if they are both 100% honest just the fact of having someone who controls your paycheck in a position to influence your vote should not be allowed.

A conflict of interest (COI) is a situation in which a person or organization is involved in multiple interests, financial interest, or otherwise, one of which could possibly corrupt the motivation of the individual or organization.

Pretty sure if you look it up you'll find that Kerht hasn't had any association with KSS, where the Zoning Chair is a partner, for over 4 years. Not her boss, has no control over her paychecks.

On the kiss web page ALLAN KEHRT
FAIA, LEED AP, PARTNER, EMERITUS
As one of the founding partners of KSS Architects, Allan combines architectural eloquence with an ability to turn a client’s vision into a built form. Guided by a philosophy that emphasizes appropriateness over fads, he has crafted KSS into a place where architectural dialogue thrives, young architects grow and learn, and serious design work is accomplished. He explores design issues that reinforce his clients’ values and aspirations and uses those explorations as the basis for design solutions. For Allan, the process of turning a blank sheet of paper and ideas into an enormous and tangible entity is extremely rewarding.

Oh yeah, list other cases and drag everyone through the mud again. If you are on the TC do diligence and look it up.

He could still be listed because he was a founder, but there are multiple articles on Google about him leaving the firm 4 years ago. Here's one:

You might want to look up the definition of "Emeritus".
Here, I'll do it for you:

One retired from professional life but permitted to retain as an honorary title the rank of the last office held

emeritus, retired, stays at home, stepped out, et al.

These words all are descriptors.

Question is: does he have financial ties to the firm he founded?

for example, a mulit year payout? retirement pay tied to the success of the firm?

a proper vetting may well be in order.

Give it a break already. I have known the guy for 25 years. He is a truly honorable person. His efforts since he moved here are one of the reasons why our town has flourished and developed the way it has.

I'm so tired of this forum filled with do nothing residents who seem to have ample time to criticize but no time to volunteer and help make a difference. Time to step up or shut up !!!

was just driving down ryan road to turn around = those poor people living on that once beautiful quiet cul-de-sac now see an ugly construction site - hope they will at least get a decent temporary fence to block all that construction -- by the way i'm not against the new affordable housing in cranbury

This is just the beginning. Wait and see how CHA and the Planning Board punish those who dare to stand up for their neighborhood interests. Despite promises to the contrary, the 130 D development will be the most intrusive CHA has ever developed, by far.

The PB is out of this now.

There can be no road as it's deed restricted now.

What can happen?

I just noticed that one of the houses adjacent to the affordable housing site at the end of Ryan Road is up for sale (well below the Zillow estimate) They're really taking a financial hit!
I hope the township plans to install a substantial barrier/fence to protect nearby residents from the daily noise and construction activities that will be in their face for the duration of the project. Does anyone know the anticipated completion date

Zillow isn't an indicator of the value of a home just look at the home sales in town recently and you'll see it's all over.

However, 21 Ryan Rd which is next to the development is asking 519K and the Zestimate is 462K to 511K.

Seems to me they are asking a fair market level price. As the home is nicely done inside and that is not a zillow factor.

If you take a look at the complete Zillow listing for this house, the value of the house has dropped about $60000 in the last 30 days -- he's taking a bit hit!

Zillow is not an accurate predictor and they are not factoring in tbe development. Their site is not sophistocated enough to account for every development and impact in the US.

The model is based on recent home sales and listings for the zip code. Thus wide fluctuations will and do occur. Look at Cranbury home sales and you'll see zillow vs sales prices are all over the place.
