You are being delusional about Dunkin' Donuts. It has a drive. It's fast food. It will be filthy like the one on rte 130 in east Windsor and north Brunswick because it is the same owner. |

OK, we'll see. They went before the zoning board and no one complained from what I heard. The triangle is a mess right now so we'll see. It will bring in decent money, more than an empty lot. |

Basically, the argument is :
Commercial vs housing
The land will be developed. Do you want commercial that brings in revenue and stabilizes a tax base? Or housing that adds kids and costs? |

I hope you're right, but as with many things, the devil is in the details and the road to hell is paved with good intentions. I doubt the planners intended for the Marriott residence inn to become section 8 housing either.
Re-writing the master plan less than half way through its expected life to include a "drive thru cafe" that is already proposed seems more like a special favor that reduces the township's leverage than long term strategic thinking. Long term, we can expect Dunkin Donuts to continue their path toward competing head-to-head with McDonalds. This may not be a big deal, if the township insists on an appropriate building design (Robbinsville) vs a tacky design like the one in East Windsor that resembles a used-car-dealership and if necessary restrictions are in place to limit noise and light pollution during the overnight hours. However, getting Dunkin Donuts to agree to these demands typically requires leverage, much of which we gave away in the master plan update. |

Its good that it won't have that horrible fast food restaurant stench.
Will the store design be somewhat quaint, or bold and tacky?
Will the store keep normal operating hours, or cause noise and light pollution all night long? |

It will be a filthy Dunkin' Donuts. It is owned by the same person who owns the one on rte 130 north in East Windsor and also North Brunswick. They are both very dirty. Interesting fact: none of the people on the committee or the planning board live in the area area near it so they won't be impacted. |

did you go to the zoning board and discuss? I understand no one went to oppose it. This is not a planning board or TC issue. The application went before the zoning board for approval.
In fact the TC can only get involved on specific applications if there is an appeal to them by an applicant who is denied. |

It will be a burden for those who live in the estates. Noise, light pollution, etc.. Eventually will attempt to keep it open 24-7 like his other route 130 stores. |

Well, Dunkin Donuts was discussed here, it was put on the agenda, and no one showed up. You can't say it was because people did not know or ignored it. A 7-11 never even got past the Development Review Committee before enough residents showed up and stopped it.
For years there was a run down diner on the triangle and an active truck stop.
You can't force a property to stay abandoned. Besides, the residents I've spoken with in the estates all seem to like the idea of coffee and donuts being right there. |

That's all fine and good. I agree that before you complain online you should attend the meetings and follow the process. However, I attended a bunch of meetings about the master plan, along with a lot of other people. The plan was supposed to be good for 10 years and it specifically did not allow for stuff like this without requiring variances (which gives the town leverage). Now, just a few years into the plan, a few people decide to rewrite the plan specifically for this project because someone is dangling donut money in front of us. That's not how a master plan is supposed to work. We should be able to trust that our boards and committees will follow the master plan and not look to change it every couple of years to accommodate one-off requests. |

Dunkin Donuts went before the zoning board before this change was made.
The Master Plan was also adopted knowing that the business issues on 130 would need clarification. There were multiple hearings on this change. |

Oh yes we "Should" be able to TRUST our boards and committees to follow the Master Plan, but there are some of those folks who make their own rules depending on the applicant and what suits their needs of the moment. Rateables are nice; but not at any cost. Someday the voters will realize that a change of leadership is due in order to change the powers that be, along with their appointed board favorites that vote as they are told. |

When no one goes to a meeting despite all the notice and discussion there really isn't a point to complain.
The purpose of the zoning board is to consider applications that fall outside of Master Plan elements. No one came and complained to the meeting. In fact, the opposite was true based on what I hear in town. |
